Every building, portfolio and FM requirement is different. That’s why Guardian offers a flexible service built around what your business actually needs.
Whether you need support across a single site or a national portfolio, our qualified, trained and insured engineers deliver solutions with a focus on quality, reliability, compliance and long-term value.
We’ll work with you to provide the right combination of services - from an urgent repair to an ongoing managed service. We’re here to make facilities management simpler.
Trusted by 1000+ active buildings across the UK, 35+ years in FM, ISO-certified.
One partner. Multiple FM requirements.
Keep essential building systems working efficiently and respond quickly when things go wrong.
Identify inefficiencies, reduce wasted energy and support your environmental targets.
Managing buildings remotely can make it hard to know exactly what’s happening on site - which is why we use technology to give our nationwide clients greater visibility and control, around the clock.
Our digital tools give you real-time access to jobs, assets, quotations, certificates and completed work. Our engineers can use Guardian Vision to capture photos and video before and after work, helping you clearly understand visual evidence of what needed doing and what has been completed.
Energy efficiency and environmental responsibility are integral to our approach. We help customers identify energy-wasting issues, improve system performance and reduce environmental impact through solutions such as heat recovery, heat pumps, low-energy lighting and solar PV.
Emergency call-outs attended within 4 hours, nationwide.
Contracts scoped and tailored to your building’s needs.
Trained, experienced and appropriately accredited.
Clear communication through open pricing and full visibility of every job, cost and certificate.
Health and safety is a fundamental to everything we do.
Real-time visibility and control, wherever you’re managing from.

When a client experienced repeated Plate Heat Exchanger (PHE) failures, we went beyond the immediate fault to understand why the problem kept occurring. Our investigation identified poor system water quality as the root cause, even though water treatment at the site was outside our contracted responsibility. Rather than simply replacing the failed unit and waiting for the issue to happen again, we focused on resolving the underlying cause.
When the PHE failed on this occasion, the site was left without hot water, and an immediate response was required. We attended site straight away, assessed the system and measured what temporary equipment would be required to restore the hot water supply. This allowed us to provide the client with an immediate quotation for temporary plant while we were still dealing with the incident.
Once approval was received, we placed the order for the temporary plant. However, the supplier advised that their standard delivery timescale would be within 48 hours, which would have resulted in an unacceptable period without hot water for residents.
Rather than accepting the delay, we sourced a local transport company in Stoke-on-Trent at approximately 4pm that afternoon. They collected the temporary plant directly from the supplier and transported it to Newcastle upon Tyne the same evening. Our engineers then installed and commissioned the temporary equipment, restoring hot water to the building within 12 hours of the original failure.
This rapid response significantly reduced disruption to residents while also giving us the time needed to remove the failed PHE and carry out a more detailed investigation into the repeated failures.
From this investigation, we developed a longer-term solution. The failed PHE was replaced, and a side-stream filtration system was installed to address the system water quality problem at its source rather than continuing to treat the resulting failures as isolated maintenance issues.
The result is a heating and hot water system that is now better protected for the long term. By identifying and resolving the underlying cause, rather than simply responding to the immediate fault, we have helped protect the wider heating network and connected HIUs, improve system reliability and reduce the likelihood of future maintenance issues.
The project also demonstrated our ability to respond quickly when critical services fail. From immediate attendance and technical assessment through to same-day quotation, emergency logistics, temporary plant installation and development of the permanent solution, the focus remained on minimising disruption to residents while providing the client with a lasting solution rather than another temporary repair.
"Just wanted to say a few words on our recent boiler installation and on the guys that you sent to us to carry out the work. I want to feedback that excellent quality job that they both have done for us and that they are some of the most helpful, nice contractors that I have had the pleasure of dealing with. Genuinely they are both a credit to you and the quality of the work is outstanding. I am not a plumber or heating engineer but as an ex-technician I know what a good job looks like and can very much tell a bad one. What you have done for us is outstanding. It’s for this reason I thought I’d take a minute to first say that your staff could not have been better, and the work is excellent. Thank you".
